Small-home budget reality

Can I build a small home in Panama for US$60,000–$80,000?

Possibly — but for a one-off, fully finished custom home, that budget is below the range we would normally use for early planning. The important question is not just the advertised house price. It is what the completed project will cost on your actual land.

Start with the numbers

What does a small SEED project look like at today’s planning allowance?

For an average finished custom home under normal conditions, SEED currently uses about US$1,615 per m², or about US$150 per ft², of enclosed interior area as an early planning allowance.

That puts a 55 m² / 592 ft² small guest house or rental unit at roughly US$89,000, and a 75 m² / 807 ft² compact home at roughly US$121,000, before project-specific conditions are fully known.

These are planning figures, not quotations. A straightforward site and very simple design may cost less. A difficult site or higher specification may cost considerably more.

Why the total changes

The house is only part of the budget.

Land and access

Slope, excavation, retaining, delivery access and unusual logistics can materially change the project cost.

Water and drainage

Panama rainfall makes finished floor level, drainage and water management real design and construction items.

Utilities

Water, electricity, septic systems, wells and access infrastructure may sit outside a basic house figure.

Design

A simple compact plan is normally less expensive than complex rooflines, large spans and extensive custom details.

Finish level

Kitchens, bathrooms, windows, doors, cabinetry, appliances and fixtures can move the budget substantially.

Engineering and approvals

Specialist foundations, geotechnical work, unusual engineering, permits, authority fees and taxes may add to the total.

Prefab versus local construction

Does prefab automatically solve a tight budget?

No. Factory-prepared construction can be a good option, but it is not automatically the cheapest answer for every small home.

SEED looks at the site, access, transport, design, local labor, finish level and logistics before deciding whether local construction, a factory-prepared structural system or a hybrid approach makes the most sense.

That is why comparing only the shell price or a square-metre headline can be misleading. Compare what is actually included and what it will take to reach a finished, usable home.

Before comparing two quotes, check what a finished-home price actually includes — and what may be a separate site cost or allowance.

The useful next question

What can your budget realistically build on your land?

The first conversation with SEED is free. Bring the location, property details, approximate size, what you need the home to do and the budget you want to stay within. We can tell you whether the project looks realistic before you commit to detailed development work.
