Where do we start?
With your property and what you actually want to build.
We look at where you are building, access, slope, drainage, views, utilities, how you want to live and what you want to spend. Then we work out what kind of home makes sense, where it should sit and what it is likely to cost.
You do not need finished plans. A Google Maps pin, photographs, a sketch, a plan you found online or simply an idea of the home you want is enough to start a free, useful conversation.
What does it cost to get started?
Nothing. Your first consultation is free.
We can look at what you already have, listen to what you are trying to achieve and help you understand the sensible next step before you spend anything with SEED.
You can ask questions about your land, ideas, plans, building options, likely budget and whether SEED is even the right fit for your project. There is no obligation to continue.
Do I have to choose a factory-built home?
No. The project decides the building method.
Your home may use a factory-prepared structural core with local completion, a hybrid approach, or be built mainly on site in Panama. Access, design, site conditions, logistics and budget all matter. Factory preparation is one tool, not the definition of SEED.
What should I budget?
Approximately US$1,615 per m²
or about US$150 per ft²
That is our current early planning allowance for an average finished custom home under normal conditions. It is a starting point to help you decide whether the project is in the right general range — not a quotation and not a fee to get started. Your property, design, finishes, site work and agreed scope determine the real project price.
When would anything become paid?
Only if you decide you want us to begin detailed work on your actual project.
Your first consultation remains free. If, after that conversation, the project looks suitable and you want SEED to start detailed work on your property and home, the normal next stage is Project Development & Site Assessment at US$1,500 + ITBMS.
This is where we move beyond general advice and begin working through your actual site, layout, building method, normal engineering needs, interior planning and developing project cost.
If you proceed with SEED for construction, the US$1,500 base fee is credited toward your construction price. ITBMS is not credited.
Who is behind SEED?
James Bradley brings more than 20 years of construction and related industry experience in Canada, followed by more than 12 years of hands-on work on homes in Panama. That experience includes major renovations, demolition, substantial rebuilding, interiors, cabinetry, sourcing, installation and project coordination.
