Every SEED Home is delivered as a fold-out modular structural system, then completed on-site in Panama into a fully finished, move-in-ready home.

This is not a shell or kit—it’s a complete building solution, designed for speed, quality, and simplicity.

Structural System & Building Envelope

  • Fold-out modular structural unit (20ft / 40ft / expandable configurations)
  • Engineered roof system with extended overhang design
  • Fully integrated insulated composite wall system (factory-finished core panels)
  • Exterior walls designed for thermal performance, durability, and moisture resistance
  • Final exterior finishes applied to achieve a true residential architectural look

Windows, Doors & Exterior Openings

  • Fully installed exterior doors
  • Energy-efficient windows
  • Sealed and weather-protected for tropical conditions

Interior Layout & Wall System

  • Pre-configured interior layout for efficient space use
  • Durable, moisture-resistant, easy-maintenance interior wall finishes
  • Full interior partition wall system installed

Electrical & Lighting System

  • Complete internal electrical wiring
  • Outlets and switching installed
  • Full LED lighting package
  • All fixtures installed and fully connected

Plumbing System

  • Full plumbing system integrated within the structure
  • All rough-ins completed in advance
  • Complete fixture installation and final hook-up included

Interior Finishes & Fixtures

  • Interior doors throughout

SEED Homes manages the entire process from structure to finished home:

  • International shipping and logistics
  • Delivery to site in Panama
  • Crane coordination and structural placement
  • Foundation system installation
  • Standard site preparation and groundwork
  • Plumbing and electrical trade management
  • Interior finishing and quality control

What’s Not Included

To keep the process flexible and transparent, the following are handled separately:

  • Taxes
  • Building permits
  • Extensive site work (e.g., major grading, retaining walls, difficult access conditions)
  • Special foundation requirements beyond standard conditions

Location-Based Considerations

Projects within the Boquete, Volcán, and David areas are covered under standard installation and logistics.

For locations outside these areas, or sites with limited access, additional costs may apply for:

  • Transportation and logistics
  • Crane setup and operation
  • Extended installation time
